DESCRIPTION OF WORK:

This is full time position (40 hours per week) with state benefits including retirement, health insurance, vacation leave, sick leave, and paid holidays.
 
This Maintenance/Construction Supervisor III (Mechanical Superintendent) will serve as the mechanical trades onsite assistant superintendent for the Department of Public Safety's, Central Engineering's, Construction and Major Maintenance Force Account construction, renovation, major maintenance and repair projects valued between $500,000 to 15+ million dollars located throughout the State.  The Mechanical Superintendent provides onsite technical expertise and oversight of full-time employees (FTE) and contract-time employees (CTE) training and supervising inmate work crews installing fire protection, plumbing, mechanical, and site utility systems, plans and directs activities per the critical path method (CPM) schedule, and performs onsite construction administration.  The Mechanical Superintendent represents Central Engineering at construction progress meetings and coordinates mechanical construction inspections with the designers of record and regulatory agency.  Additionally, this position provides technical and general management oversight for the Department's projects performed by regional and unit maintenance staff.  This position reports directly to one of the two Maintenance/Construction Manager I's (Mechanical Construction Manager) and is expected to be able to handle multiple projects at same time.
 
This position requires overnight stay within North Carolina at projects further than 50 radial miles from the assigned duty station (home address).  A State owned work vehicle will be assigned for business use.  Hotel lodging and meal reimbursement will be provided for overnight stays.
 
Standard work days and times are Monday - Thursday, 7:00 AM to 5:30 PM, but occasionally could require work hours on Fridays.
 
KNOWLEDGE, SKILLS AND ABILITIES / COMPETENCIES:
Listed below are the Knowledge, Skills and Abilities (KSA's) associated with this position. These KSA's, along with the Minimum Education and Experience Requirements listed, are required in order to be deemed "eligible" for the position.  Qualified applicants must possess and application must clearly reflect work experience that demonstrates the following:
Demonstrated fire protection, plumbing, mechanical, AND/OR site utility construction experience on new construction, major maintenance and repair, and/or renovation projects.
Demonstrated ability to efficiently train, direct, and supervise multiple trade technicians in the installation of fire protection, plumbing, mechanical, AND/OR site utility systems.
Working knowledge of the North Carolina Building Code for Fire Protection, Plumbing, Mechanical, AND/OR Site Utilities.
Ability to review and interpret construction designs, plans, and specifications for the purposes of supervising fire protection, plumbing, mechanical, and/or site utility system installations.
Ability to clearly and concisely communicate both verbally and in writing.
Ability to use Microsoft Word and Excel, and willingness to learn new software programs.
A valid North Carolina Driver's License is required due to travel involved with this position.
 
Management Preferences:
Ability to supervise and train inmate labor resources and/or civilian employees for apprenticeship and journeyman level certifications.
Journeyman Level Plumbing or HVAC Tradesman
Refrigerant License Type II or Universal
Knowledge of and experience installing and troubleshooting chillers, gas fired boilers, DX air conditioning systems, ventilation systems, various types of pumps, DDC control systems, and older pneumatic control systems.
Skill in the operation of various construction equipment (light and heavy).
ADA Physical Requirements will be discussed during the interview.
  
MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS:
Associate's degree in construction management, air conditioning, heating and refrigeration technology, industrial maintenance technology or mechanical engineering technology from an appropriately accredited institution and three (3) years of progressive experience in construction or facility maintenance including two (2) years of supervisory experience in construction, maintenance and/or repair of buildings and facilities; or High school or General Educational Development (GED) diploma and five (5) years of progressive experience in facility maintenance or construction including journey level experience in at least three (3) building or mechanical trades including two (2) years of supervisory experience in construction, maintenance and/or repair of buildings and facilities; or an equivalent combination of education and experience.
